What it costs to leave it
Accessible parking is the most commonly cited deficiency on commercial lots, and it is the easiest for a complainant to photograph. Faded stall symbols, a missing access aisle or a sign mounted too low are all visible from the street.
The requirements are specific: how many accessible stalls a lot needs scales with total stall count, van-accessible stalls need a wider access aisle than standard accessible stalls, and there has to be a marked route from the aisle to an accessible entrance.
None of it is difficult to get right — but it does need to be measured, not eyeballed. We survey what you have, tell you where it falls short, and mark it correctly.

The standard we work to
We mark to the ADA Standards for Accessible Design, and to the MUTCD for traffic-control markings and signage. Those are the published standards our work follows — we are contractors, not a certifying body, and we do not claim to be one.
Stall counts scale with lot size
The number of accessible stalls required, and how many of those must be van-accessible, is set by your total stall count. We take that off the measured layout rather than estimating, because getting the count wrong is the single most common failure we find.
Access routes get missed
A correctly marked stall that opens onto a route blocked by a kerb, a planter or a parked car does not comply. We check the whole path from the access aisle to the entrance, not just the stall.

It scales with your total number of stalls, and a set proportion of those accessible spaces must be van-accessible. Rather than quote a figure that might not fit your property, we take the count off a measured layout of your lot and show you the requirement alongside what you currently have.
In our experience: too few accessible stalls for the lot size, a missing or undersized access aisle, no van-accessible stall, signage mounted too low or missing entirely, faded symbols, and an access route that is technically there but obstructed.
Yes. Post-mounted and wall-mounted signage, including the van-accessible designation, installed at the correct mounting height as part of the same visit.
Yes. We will walk the lot, photograph what is there and give you a written summary of where it falls short. There is no obligation to have us do the remedial marking.
The same requirements apply, plus vertical clearance matters for van-accessible spaces in structured parking. We handle garage accessible marking as part of our parking garage work.
